The county context that matters for downsizers

Prince George's County's overall median sale price sits at roughly $450,000–$465,000 as of Q2 2026, close to the statewide Maryland median of approximately $463,000. That means downsizers here have a different equation than Montgomery County: the gap between a current home value and a smaller option is real, but the equity cushion is thinner. That makes the cost comparison even more important to get right.

What the two biggest 55+ options actually cost

Prince George's County has one major resale 55+ community and one CCRC. Pricing structures are different enough that comparing them head-to-head matters.

Cameron Grove, Upper Marlboro (resale, gated, 55+)

A large, established 55+ community with a range of housing types.

Collington, Mitchellville (Kendal-affiliated CCRC)

A continuing care retirement community: independent living, assisted living, memory care, and skilled nursing on one campus.
